Title

Basic Client Information

I can provide title research (property title histories) going back as far as records exist. However, it is only typically necessary to go back 100-150 years for most properties, which ultimately saves you money. Instead of doing unnecessary work, I only do what's needed and make sure my work is done right the first time in order to avoid confusion and future headaches.

Title chains can be utilized for personal reference, or be prepared and presented to attorneys, or authorized agents in preparation for future cases or claims. I cannot offer you specific legal advice since I am not an attorney, but can prepare documents and title chains for you to present to your lawyer.

Rates

I keep landowners 'in-the-loop' if any issues occur in your title chain. If I see potential errors or issues, I will contact you immediately, and get you the records ASAP so you know exactly what is going on and have copies of deed references in-hand so you can see exactly what the problems are.

Going rates at local title companies run as high as $300 an hour

Since I am the sole proprietor of Katydid and Cricket, you pay me directly and save big $$$.

The 1st hour: $85, every following hour $65

At the end of your title search, you will be presented with an simple excell file (in paper copy and email) listing all requested deed conveyances for you to read. Copies of each deed are $8 per page.

I work within Summit, Carroll, Portage, and Trumbull counties. I can also run title from other courthouses, but request a surcharge of .70 a mile be paid for each mile driven outside of a 40 mile radius of Akron, OH
